## How We Get to Jobs in Avery Ranch

Avery Ranch sits in northwest Austin, a little east of where US 183 meets the south end of the 183A Toll Road. That's the way our equipment comes in. Parmer Lane gives another way in from the north and south, and Avery Ranch Boulevard runs east to west across the community. The same roads take us to Ranch at Brushy Creek and other Cedar Park neighborhoods to the north.

The stain, the sealer, and any grinding or dust control gear the job calls for all come with the crew. Most days the gear leaves with us when we pack up. If something has to stay on site, we'll ask you first.

## What the Slabs Are Like Around Brushy Creek

Most homes in Avery Ranch were built after 2000 on slabs poured at ground level. The mix runs from single family houses to townhomes and patio homes. Being newer, these slabs tend to be flatter, with fewer patches than we find in older Austin houses, and that helps.

Newer doesn't mean problem free, though. Some still have leftover curing compound (a coating builders spray on as the concrete sets). Many were machine troweled so smooth and tight that they don't soak up much. And most garage floors haven't been ground down to take an epoxy or polyaspartic (a fast curing coating) finish. Prep depends on the job. Before stain or a coating goes down, it can include grinding or cleaning the floor and checking for moisture.

A tight Avery Ranch slab takes acid stain differently than an older, more open slab would. Water based stains and polished finishes react differently on these floors too. That's one reason we test a small area before we agree on a color, instead of quoting a finish off a photo.

Stain doesn't hide anything. Cracks, patches, and leftover glue in the slab all show up in the finished floor. The color varies with how much stain each part of the slab soaks up, and the floor is hard underfoot. We'll talk through all of that when we see your slab, before you commit.
