## How We Get to Belterra and When We Can Start

Belterra sits on the south side of US 290 W, between Sawyer Ranch Road and Nutty Brown Road. We usually come out that way from central Austin. Sawyer Ranch and Nutty Brown both lead in from US 290, and the Belterra Village shops sit at the Nutty Brown corner. The stain, the sealer, and any grinding or dust control gear the job calls for all come with the crew. We normally load everything back on the trailer at the end of each day. If something has to stay on site, we'll talk with you about it ahead of time.

## Getting Belterra Slabs Ready for Stain

Most homes in Belterra were built after 2000 on slabs poured at ground level. Slabs that new are often flatter than older Austin floors and carry fewer patches, which works in your favor. But newer slabs bring their own trouble. Some still have leftover curing compound (a coating builders spray on as the concrete sets). Many were machine troweled so smooth and tight that they don't soak up much. And most garage floors haven't been ground down to take an epoxy or polyaspartic (a fast curing coating) finish.

On a Belterra slab that tight, acid stain behaves differently than it does on an older, more open slab. Water based stains and polished finishes react differently on these floors too. That's one reason we test a small area before we agree on a color, instead of quoting a finish off a photo.

Back patios around Belterra take hard afternoon sun, so we lean toward lighter colors, UV stable acrylic sealers, and textures with more grip underfoot. Nothing makes a wet patio fully slip proof, so put mats at the doors where people come in from outside. Two patios on the same street can need different prep. So we look at each one.
