## How We Schedule and Get to Buda Jobs

Buda is about 15 miles south of Austin, straight down I-35, and that's the route our equipment takes. From the highway, FM 967 heads west and FM 2001 heads east. They lead to neighborhoods like Whispering Hollow on the west side and Sunfield on the east. Those are the roads we use when we take a Buda job. The crew brings the stain, the sealer, and any grinding or dust control gear the job calls for. The gear usually heads back to Austin with us each evening. If something needs to stay at your place, we'll clear it with you first.

## What We See in Newer Buda Slabs

Many Buda homes went up after 2010 on slabs poured right on the ground. You see them in Sunfield, Garlic Creek, Bradfield Village, Carpenter Hill, and Creekside Park. Slabs from those years often come out flatter, with fewer patches than older Austin floors, and that's a plus.

But they bring a few catches of their own. Leftover curing compound can sit on the surface (builders spray it on as the concrete sets). Machine troweling packs the top tight, so it soaks up less. And most garage slabs haven't been ground rough enough to hold epoxy or polyaspartic coatings.

What does that mean for color? A tight Buda slab that soaks up little won't take acid stain the way an older, more open slab does. Water based stain and polishing behave differently on these newer surfaces as well. That's why we test a small spot before we settle on a color, and we won't quote a finish off a photo.

Even a newer Hays County garage slab can hold enough moisture to lift a coating, so ask any installer whether they'll test first.

Are stained concrete floors expensive?

Staining the slab you have usually costs less per square foot than putting in new tile or hardwood. The slab is already there. What moves the price most is prep, repairs, and the sealer you pick. Your quote typically breaks out the main costs, so you can compare line by line.

What are the downsides of staining concrete?

Stain hides nothing that's already in the slab. Cracks, patches, and old glue all show in the finished floor. The shade in each spot follows how much stain the concrete pulls in, and the floor is hard underfoot. We cover each of these when we check your slab, so you know what's coming.

What is the downside of epoxy flooring?

Epoxy needs careful prep and a moisture test before it goes down. If too much moisture comes up through the slab, the coating can peel or lift. Epoxy can turn yellow in direct sun, too. That matters most on a patio or in a garage that gets a lot of sun. The slab and the coating system decide whether we test for moisture. Either way, we'll tell you which coating fits your slab.
