# Stained Concrete Floors for Leander, TX Homes

We get requests from Leander, TX, northwest of Austin along 183A in Williamson County. Leander keeps growing through planned communities like Crystal Falls, Travisso, Bryson, Palmera Ridge, Mason Hills, and Larkspur. That growth brings us calls about stained concrete floors in Leander houses and townhomes, along with garage coatings and patio staining. We've worked out of Austin since 2001. On these newer slabs we usually test a small area before we pick a color.

Leander isn't a confirmed service area yet, so talk to us about coverage and dates before you book.

## Getting Your Leander Job on the Calendar

[Leander](https://www.tshaonline.org/handbook/entries/leander-tx) sits northwest of Austin along US-183 and the 183A Toll Road. That's the route our crew takes to jobs in Crystal Falls, Travisso, Palmera Ridge, and Mason Hills. 183A runs from RM 620 through Cedar Park and into Leander, and it's a dependable way around when US-183 is jammed. On the east side of town, Ronald Reagan Boulevard gives us another north and south route.

A Leander job means hauling a lot of gear up 183A. Grinders, stain, and sealer ride with the crew, and dust control depends on the job and the space. Sealers that go on in several coats can mean more than one trip.

We can't give you a set response time for Leander jobs. When we can start depends on our calendar, the size of your slab, and how many trips the job takes. Send the room measurements and a few photos, and we'll put an estimated date range in your proposal. Weather, a material delay, or what we find on site can still move it.

Access matters to the price too. We look at where the trailer can park, whether we have power, and whether the only way in is up stairs. Once we start, the room has to stay empty (no furniture, no rugs, no pets) until everything dries and cures.

## What We Find in Newer Leander Slabs

Most homes in Leander were built after 2010 on a slab poured at ground level. You'll find houses, ranch style layouts, and more and more townhomes in places like Crystal Falls, Travisso, Bryson, Palmera Ridge, and Mason Hills. These newer slabs are often flatter and less patched than the ones in older Austin homes, and that helps.

They still come with a few catches of their own. Some have curing compound left on them. Many were machine troweled so tight that they don't soak up much. And many garage slabs here haven't been ground yet. If yours needs it, we grind before any epoxy or polyaspartic (a fast curing garage coating) goes down.

What does that mean for your stain color? A tight, newer Leander slab takes acid stain differently than an older, more open one. Water based stains and polished finishes behave their own way on these slabs too. That's one reason we typically test a small area before we agree on a color, instead of quoting a finish off a photo.

We look at your Leander slab on its own. If your back patio gets full afternoon sun, we'd pick a lighter color and a sealer designed to resist UV. Indoors, we match the sheen to how the room gets used.

### Why Leander is a good fit for us

Leander grew from about 26,500 people in 2010 to about 91,000 by 2025, and much of that growth is in places like Travisso and Bryson. All those new homes mean a lot of garage floor coatings and stained patios, and that's why we take jobs here case by case. We still don't keep a local office up here.

Each project shows the finished floor and the work it took. Find a finish close to what you want, then ask what would come out differently on your slab.

Questions

## Questions we get about Leander

Do you cover Leander for decorative concrete work?

Leander is on our list of possible service areas. Tell us where the house is and about how big the floor is, and send a few slab photos. We'll let you know if we can take it and when. We come out from Austin to reach Crystal Falls, Travisso, Bryson, Palmera Ridge, Mason Hills, and Larkspur.

Do you have an office or crew based in Leander?

No. We're a decorative concrete crew based in Austin, and we drive up to jobs here on the 183A Toll Road. We won't claim a local office or depot that we don't have.

How fast can you start a job in Leander?

It comes down to how full our calendar is and how big your job is. Heavy prep, pulling up tile or carpet, and sealer that goes on in several coats each push the start later. You'll find an estimated date range in your proposal. Weather, material supply, or conditions at the house can shift that range.

What decorative concrete work do you do in Leander?

It's the same seven we do in Austin. That's stained concrete floors, polished concrete, epoxy and metallic epoxy coatings, overlays and microtoppings, patio and countertop resurfacing, and floor restoration. Each Leander job starts with a look at the slab, then the prep it needs, then sealer. The written proposal spells out each step for your floor.

Do garage slabs in new Crystal Falls or Travisso homes need different prep?

Not by neighborhood. The slab itself decides the prep. If a garage slab needs it, we grind it with diamond tooling so the coating has something to bite into. Moisture testing depends on the slab and the coating we're putting down, and your proposal will say if it's part of the job. A new Williamson County garage slab can still hold enough moisture to lift an untested coating.

How much does it cost to stain a concrete floor in Leander?

Four things set the price: the slab's shape, the square footage, whether old flooring comes up first, and the finish you choose. Per square foot, a simple stain job usually comes in under new tile or hardwood. Send photos and measurements, and we'll put a number on your own floor.

What are the downsides of staining concrete?

Stain doesn't hide anything, so cracks, patches, and old glue marks stay visible in the finished floor. Color shifts from spot to spot with how much the concrete drinks in, and it's a hard floor underfoot. We'll show you where these could show up on your slab before you decide.

Is stained concrete a good choice for newer Leander homes?

Most homes in Travisso and Bryson are newer builds on a slab at ground level. With proper care, stained concrete is typically a tough, low maintenance floor there, and it works well in open living areas. Every slab takes stain its own way, so we typically try a small test area before we settle on a color.

### Still deciding?

Tell us how big the room is and what covers the floor today, and add a couple of photos. You'll hear what the slab needs before you agree to anything.
