Stained Concrete Floors for Homes in Santa Rita Ranch

Owners call us about stained concrete floors in Santa Rita Ranch, a large planned community about 6 miles northeast of Liberty Hill. It's in Williamson County, out in the Texas Hill Country northwest of Austin. The homes here sit on ground level slabs, and we get questions about polished concrete, epoxy garage coatings, and patio resurfacing too. Our crew has worked out of Austin since 2001, and we confirm we can reach you before we put you on the calendar. On new slabs like these, we typically check for curing compound before we talk color.

We don't fully cover this area yet, so check with us on coverage and timing before you book.

How We Schedule and Reach Your Job

Ronald Reagan Boulevard is the main road through Santa Rita Ranch. It runs south through Leander to RM 1431 in Cedar Park. The 183A Toll Road now runs up to SH 29 in Liberty Hill and gets you to the rest of the Austin area. SH 29 crosses Liberty Hill east to west. Georgetown is about 11 miles east of Santa Rita Ranch. When we take a job, that's how we reach homes here, in nearby Clearwater Ranch, and around the rest of Liberty Hill.

We can't give you a set response time for Santa Rita Ranch. It hinges on how booked we are, the size of your slab, and how many trips up toward Liberty Hill the job needs. A home staining job typically takes three to five working days, from prep until the last coat of sealer cures. Send the room measurements and a few photos, and we'll give you an estimated date range from our current schedule. Weather, material supply, and what we find on site can move those dates.

Getting in and out of your place changes the quote, too. At the end of each day, we pack up our equipment and take it with us. If a piece has to stay at your house, we'll clear it with you first. We need to know if the trailer fits in the driveway, if there's power, and if stairs are the only way in. Plan on keeping the room clear until everything dries and cures. When the job is done, we walk you through care, cure times, and upkeep. Call us with any questions that come up later, and we'll go over them with you.

What New Slabs in Williamson County Are Like

Every home in Santa Rita Ranch has gone up since the community opened in 2013, and each one sits on a ground level slab. The houses and townhomes in every phase are built like most new Williamson County homes. Slabs nobody planned to leave bare often still carry curing compound, a film sprayed on fresh concrete. Machine smoothing left them tight, so they soak up less than older Austin slabs. And nobody has ground the garage floors with diamond tooling to give epoxy or polyaspartic coatings something to grip.

So why can the same stain look different on two slabs? Acid stain reacts one way on a tight new slab that barely drinks it in, and another way on an older, more open one. The same goes for water based stain and polishing. That's one reason we typically test a small area before we settle on a color, instead of quoting a finish off a photo.

Back patios here take hard Central Texas sun. So we lean toward lighter colors, sealers made for outdoor use, and textures that give more grip around pools and play areas. We look at each slab on its own and test it for moisture when it needs it.

Why Santa Rita Ranch fits our work

Santa Rita Ranch keeps adding slab homes with bare garage floors and plain patios, and that's the work we do. We take jobs out here case by case, even without a local office.

Questions

Questions we get about Santa Rita Ranch

Do you cover Santa Rita Ranch for decorative concrete work?
Santa Rita Ranch is on our list of possible service areas, not a confirmed one. Give us the address, a rough square footage, and a quick description of the slab, and we'll let you know if and when we can do it. We get requests from Liberty Hill, Georgetown, Leander, and the rest of this part of Williamson County, and we confirm coverage job by job.
Do you have an office or crew based in Santa Rita Ranch?
No. We're based in Austin, and we drive out to jobs here on the 183A Toll Road and Ronald Reagan Boulevard. There's no office or depot of ours out here, and we won't say otherwise.
How fast can you start a project here?
Our calendar and the size of your job decide that. Heavy prep, pulling up tile or carpet, or extra coats of sealer all make a job harder to fit in. Once we quote, your proposal shows an estimated date range. Weather, how fast materials come in, and what we find at the house can shift it.
What concrete work can you do out here?
You can ask us about all seven, and we confirm coverage before we book. The seven are stained concrete floors, polished concrete, epoxy and metallic epoxy coatings, overlays and microtoppings, patio resurfacing, countertop resurfacing, and floor restoration. Most jobs run the same way: we check the slab, prep the surface, and seal it. The written proposal spells out each step for your home.
Do garage slabs in new Liberty Hill homes need different prep?
Garage prep follows your slab, not your street. If the slab needs it, we diamond grind it so the coating has something to hold. Whether it gets a moisture test comes down to the slab and the coating system. In any garage coating quote, check that grinding and a moisture test are listed. Even a brand new Williamson County garage slab can hold enough moisture to lift a coating if nobody tests it first. Your proposal lists every step we'll take on your garage.
What does it cost to stain a floor in Santa Rita Ranch?
Four things set the price: how the slab looks, how many square feet you have, any old flooring we pull up, and the finish you choose. Staining the slab that's already under your floors usually runs less per square foot than new tile or hardwood. Send a few photos and room measurements, and we'll price your job.
What are the downsides of staining concrete?
Stain doesn't hide anything in the slab, so cracks, patches, and old glue show up in the finished floor. How dark or light it turns depends on how much the concrete drinks in, and the floor stays hard underfoot. We'll walk through each of these with you at the slab, so nothing catches you off guard.
Is stained concrete a good fit for the newer homes here?
Every home here was built in 2013 or later, on a ground level concrete slab. With proper care, stained concrete is typically tough and easy to care for on those slabs, and it suits open living areas. How it turns out depends on your slab, so we typically test a small sample area before we settle on a color.
Are decorative concrete floors slippery for families with pets or children?
Indoor floors sealed with a matte or satin finish usually give more grip than a high gloss finish. If you need more grip, like at a pool entry or in a playroom, we can add a grit additive to the last coat of sealer. No finish makes a wet floor fully slip proof, so wipe up wet spots and put mats at the doors people use from outside. We'll talk through grip options when we look at your slab.
How do I take care of decorative concrete floors in Central Texas?
Day to day, run a dry dust mop over it, and every so often damp mop with a pH neutral cleaner. Skip acidic or gritty cleaners, since they can wear down the sealer. Around here, the sealer usually needs redoing every few years, depending on how much sun and foot traffic it gets. Have us check it when the shine starts wearing thin.

Still deciding?

Tell us how big the room is and what covers the floor today, and send a couple of photos. You'll hear what the slab needs before you agree to anything.
