How We Schedule and Get to Goodnight Ranch Jobs

Goodnight Ranch is in southeast Austin in Travis County, off Slaughter Lane east of I-35, with Onion Creek Metropolitan Park on its north side. We take Slaughter Lane to reach homes here and in nearby Onion Creek. Our grinders, stain, and sealer travel with the crew. How we keep dust down depends on the job and the room. We usually load our equipment back up at the end of each day. If a piece needs to stay at your house, we'll check with you first.

We can't name a set response time for jobs here. When we can start depends on our calendar, your slab's size, and the number of trips. Room sizes and a few photos let us put an estimated date range in your proposal. Weather, material supply, or what we find on site can push it.

Getting in and setting up affects your quote. We check for trailer parking in the driveway, power we can use, and whether stairs are the only way in. Once we start, the room has to stay empty until everything dries and cures, so plan to move the furniture out first.

How We Prep Slabs for Stain in Goodnight Ranch

The homes here are recent builds on slabs at ground level. They have the same problems we see in new homes all over Travis County. Curing compound (the film sprayed on fresh concrete as it cures) can still sit on top of a slab nobody expected to show. Machine troweling can leave the top so tight it soaks up less than older Austin slabs. And most garage floors haven't been diamond ground yet. Slabs that need it get ground before epoxy or polyaspartic (a fast curing garage coating) goes on.

So why does the same stain look different on two slabs? Tight concrete takes in little acid stain, so it reacts differently than an older, more open slab. On dense concrete the color usually comes out softer and more muted than on an older slab that drinks stain up. Water based stain usually goes on more evenly and comes in more colors on these tight new slabs.

Dye soaks in fast and gives deeper tones on polished indoor floors, but it needs a sealer on top to protect it. That's one reason we typically test a small area before we agree on a color or finish, and we don't quote off a photo.

Back patios in southeast Austin get a lot of afternoon sun. Out there we'd go with a lighter color, an outdoor sealer designed to resist UV, and a texture with more grip. Wet concrete isn't fully slip proof with any finish, so keep wet areas dried off. We still look at your slab on its own, since an address doesn't tell us much.

Do new garage slabs in Southeast Austin need different prep?
Your slab sets the prep, whatever the neighborhood. Where it's needed, we diamond grind the slab to the right texture before any coating. A moisture test depends on the slab and the coating system. Your proposal will say. A garage slab poured in the last few years can still hold enough moisture to lift a coating if no one tested first.
How much does it cost to stain a concrete floor in Goodnight Ranch?
What you pay depends on your slab's condition, the square footage, any old flooring that has to come up, and the finish you pick. Compared with new tile or hardwood, a basic stain job usually costs less per square foot. Send photos and measurements for a price on your own floor.
What are the downsides of staining concrete?
Whatever is in the slab shows through, including cracks, patches, and leftover glue. Color follows how much stain soaks into the concrete, and the floor is hard on your feet. We go over all of this when we look at your slab, so you know what to expect.
Is stained concrete a good choice for newer homes in Southeast Austin?
Many homes in Southeast Austin's planned communities sit on a slab at ground level. In those homes, stained concrete is typically a tough, low maintenance floor with proper care, and it works well in open living areas, kitchens, and entryways. You don't need to put any other flooring over the slab. You can pick acid stain for natural earth tones or water based stain for more color choices. We typically test a small area on your slab before we settle on a color.
Is it better to stain or dye a concrete floor?
Acid stain and water based stain both soak into the concrete and bond to the slab. With proper care, the color typically lasts for years under normal foot traffic in a home. Dye soaks in faster and comes in more colors, but it suits indoor polished floors with a sealer over it. For most jobs out here, we recommend stain over dye. We've found it tends to hold up better to daily use and sun.
